There are good reasons a property never reaches a portal.

Off-market is often misunderstood. It is not about secrecy for its own sake, and it is not a marketing gimmick. The owners we represent privately are typically in one of three situations.

The first is profile — the owner is publicly known, and a public listing would attract attention they prefer to avoid. The second is strategic timing — testing serious buyer interest before committing to a public campaign that resets the listing’s “days on market” counter. The third is life transition — divorce, inheritance, relocation — where the family wants the sale handled without a public spotlight.

Residential

Private villas, estates, and apartments held by owners who want their property matched with a buyer rather than advertised. Typically €1.5M and above.

Investment Projects

Development plots with planning approval, conversion-ready buildings, and partially-completed projects. Suitable for principals or investment vehicles.

Hospitality

Operating hotels, boutique guesthouses, and licensed Alojamento Local portfolios. Yield, occupancy, and operational data shared after qualification.

A note on discretion.

Off-market is the most sensitive corner of our work. Our sellers entrust us with their property because we have a track record of never disclosing what should not be disclosed — addresses, photography, financials, identities — until we are sure a buyer is qualified and committed to a process.

The same care applies in the other direction. Buyer information you submit through this page is held privately, used only by Willem and a small team supporting the qualification process, and is not shared with sellers, third-party agencies, or external CRMs. Where regulation requires anti-money-laundering checks ahead of a transaction, those are conducted under written agreement, with the same confidentiality standards.

What buyers ask first

Why do you need to know my budget before showing me anything? +

Because off-market property owners have agreed to be represented privately on the condition that we do not show their property to unqualified buyers. Confirming budget is the basic minimum — without it, we cannot honour our obligation to the seller. We do not require proof of funds at this stage; the conversation is enough.

Can I just see one specific listing without full qualification? +

No. The qualification process is the same for every property in our register, even if you only want details on one. The reason is simple: every seller we represent has been promised the same standard of buyer screening, and we cannot make exceptions without breaking that promise. Qualification is short — typically a 20-minute call — and only happens once.

How long does qualification take? +

Usually under a week from the moment you submit the form. Willem responds within 48 hours to schedule a call. The call itself is 20–30 minutes. After that, if there’s a fit, we send the mutual NDA and your first property brief. The entire process from form to first detailed brief typically completes in 5–7 days.

Are the price ranges I see real, or padded? +

Real, and on the conservative side. The ranges shown reflect the seller’s expected price band. Final asking and sale prices are typically within or below the upper end of the range. We do not pad ranges to look impressive — sellers we represent have agreed to specific terms, and we respect them.

What's the difference between "off-market" and "discreet listing"? +

In our usage: an off-market property has not been listed publicly anywhere and is shared only through our buyer network. A discreet listing may have a low-profile presence (a single platform, no address, restricted photos) but is otherwise primarily marketed off-market. Both are private; the second has a slightly larger reach.

Can I sell my property through this register? +

Discreet mandates are roughly 38% of our completed transactions, and we welcome the conversation regardless of price point — though most off-market sellers we represent are in the €1.5M+ range.
